ACT legislation
In the ACT you must by law arrange for several property inspections before you list or advertise for sale.
In the ACT you are required to organise a complete package of professional reports. It can be a hassle dealing with different companies. That’s why we offer the ACT Sellers Package, a ‘one stop shop’ for all your report needs. You deal with one company and one package to meet all your legislative requirements, including the following mandatory reports:
- Building – are there significant problems?
- Timber Pest – are there termites or other timber-destroying pests?
- Compliance – are renovations, extensions and structures approved?
- Energy ratings – what is the energy efficiency?
We believe in providing a report that both the seller and buyer can rely upon. The report will be a honest assessment of the home and not a compromised report. While we understand the importance of providing a quality report we also take pride in ensuring that we leave the property as we left it. Our inspectors will wear over shoe booties, use gloves to move manholes and even use a gutter guard to protect any scratches from our ladders on your gutters.
We won't just spend 15-30 minutes at the property, we could be at the property for 1.5 to 2.5hrs depending on the size and condition of the home. No home can be inspected properly in any less time.
The next business day after the inspection your reports will be ready. These reports are then available from our website for download by the seller, real estate agent and solicitor—we make it easy.

NSW
In NSW sellers do not currently need to, by law, obtain any inspection reports.
While not legislated, it is still valuable for you, as a NSW seller, to have a Building, Timber Pest and Compliance report completed, which you can provide potential buyers to view.
Why bother you ask? Well this report has several benefits to you, as a seller. It provides you with powerful knowledge about your property and puts you on the front foot—you have a full understanding of the condition of your property before the buyer does through their own inspections and reports.
This helps you avoid unnecessary surprises during negotiation and reduces the prospect of your sale falling through.
It is not an expensive exercise, but it is worth its weight in gold.
