Building Compliance Inspection (NSW)
In NSW many people buy properties without understanding what is and is not approved on site. Although it’s a scary thought, some houses do not even have a final certificate issued by the local council and the buyer is none the wiser.
A building compliance inspection report will help you avoid compliance traps and understand exactly what you’re buying.

Note: A Building Compliance Report is not a building certificate and must not be confused with that. The local council is the only authority that can issue you with a building certificate.
Building Compliance Inspection (ACT only)
In the ACT if you’re buying a residential property you have to be provided with a Building Compliance Report by the vendor. This must be attached to the contract of sale before the vendor puts the property on the market.
However; it’s buyer beware with commercial properties. The same legislation doesn’t apply, which means you’re not protected in the same way.
