Building Compliance Inspection (NSW)
In NSW many people buy properties without understanding what is and is not approved on site. Although it’s a scary thought, some houses do not even have a final certificate issued by the local council and the buyer is none the wiser.
A building compliance inspection report will help you avoid compliance traps and understand exactly what you’re buying.
Surety are experts at building compliance inspections. With our final report, you can rest easy on a range of issues such as whether the:
- garage converted to a handy office has been approved as a change of structure
- four-bedrooms listed are approved or whether you’re really only buying a three-bedroom home that is not worth nearly as much
- shed at the back of the property is ‘legal’
- granny flat attached to the house, which you intend to rent to help pay the mortgage, is authorised.
We also help you cut through the red tape. On your behalf, we obtain authority from the current owner of the property to view the council building file and provide you with a report based on what we view on site, advising you precisely what is and is not approved.
Note: A Building Compliance Report is not a building certificate and must not be confused with that. The local council is the only authority that can issue you with a building certificate.
Building Compliance Inspection (ACT only)
In the ACT if you’re buying a residential property you have to be provided with a Building Compliance Report by the vendor. This must be attached to the contract of sale before the vendor puts the property on the market.
However; it’s buyer beware with commercial properties. The same legislation doesn’t apply, which means you’re not protected in the same way.
So how do you solve the problem?
Surety have extensive expertise in commercial building compliance inspections. And the report we prepare after our inspection is completed lets you know what complies under ACT law and what doesn’t—in other words, it let’s you know what you’re really buying.
These detailed reports are worth their weight in gold and are essential to have before you enter into legal contracts.
Surety also helps you save time and money by cutting through the red tape. On your behalf, we order a commercial conveyancing package from the ACT Government - Environmental & Sustainability Development (ESD) and determine exactly what is or is not approved with the commercial property you’re looking at buying.
