Buyers don't realise that all reports are NOT created equally....
Most reports only offer cosmetic detail and don’t go below the surface to find the real and expensive problems that you need to know before you proceed with a final offer. Many inspectors won't access the roof, roof space and under the house. These are the areas which can hide all the problems. You need to remember that if a inspector discloses all the ugly bits about a house the agent may not refer to them again, so they go softly softly to ensure future referrals from the agent.
