What a Building Inspection involves

When we conduct an inspection, everything is taken care of for you.

That means we;

  • arrange access with the real estate agent (but never disclose what we find to them, unless approved to do so)
  • spend 1-2 hours assessing and documenting the property’s condition (including photos),
  • phone you that same day after the inspection, or meet on site to talk through what we’ve found and
  • send you a fully comprehensive, easy to follow report the next business day.

We will never re-sell your report to another buyer you can be SURE of that.

Your Building Inspection can be done on its own or you can choose to combine it with a Pest Inspection for better value, and also a Compliance Report if you want to be sure the property has all its required council approvals.

Choose how detailed you want your Building Inspection to be 

To suit your budget and inspection needs we offer three levels of building assessment, Fundamentals and Peace of Mind.

  • In Fundamentals you receive a comprehensive assessment of the property’s fundamental structures, fixtures and maintenance.
  • The Peace of Mind inspection goes further, assessing the working condition of electrical appliances and power points on top of the fundamentals building inspection (but not the wiring – for that you’ll need an Electrician).
  • If you want even more detail in addition to your choice from above. you can ask us to include individual room and utility space (fridge cavity) measurements . As well as everything covered by the Fundamentals building inspection, the Peace of Mind inspection tests everything on the property that is powered by electricity by running it through a normal cycle.

Peace of Mind also includes;

  • Assessment of all electrical & gas appliances including;
    • Dishwashers, oven, hot plates
    • Power points
    • Air conditioners
    • Automatic roller doors
    • Heating units (not including fireplaces)
    • Cooling units
    • Exhaust fans
    • Hot water units
    • Ceiling fans
    • Ducted vacuum systems

Two additional services we can offer upon request include;

  • Measurements of all internal rooms and utility space

Richard is excellent as he involves the builder and us on issues and what the better practice should be. He takes time to explain to us the technical aspects in layman’s terms and the reason.  Would have involved him right from the start if we were aware of such services. Too many cowboys in most aspects of the building industry and it’s difficult for a layman to sieve through.  Would definitely use Surety in future and recommend to others who are building their house.  Probably some form of advertisement would provide potential clients some idea of what’s available.
