A compliance inspection and report makes it hard for problems with the property to be passed on to you, and is highly recommended if you want to be sure whether you are getting the property you thought you were buying.

Remember that any unapproved structures may not be covered by home and contents insurance, so make sure you don’t get caught out.

On your behalf we seek the approval of the current owner to access the council‘s building file. We then visit the property and council and report what has and has not been approved.

In the compliance audit we look for issues like whether the;

• garage converted to a handy office has been approved as a change of structure
• four-bedrooms listed are approved or whether you’re really only buying a three-bedroom home that is not worth nearly as much
• shed at the back of the property is ‘legal’
• granny flat attached to the house, which you intend to rent to help pay the mortgage, is authorised.
